Rorrie Terrace

  • Perth & Kinross Council
  • £4,000,000
  • Traditional Contract

This contemporary rural development in the village of Methven, west of Perth comprised 20 affordable homes for rent in Phase 1 and a further 10 houses in Phase 2 for rent.

This development was the first new council houses built by the Local Authority in over 25 years.

Super-insulated with breathing wall technology these homes offered low running costs to combat fuel poverty along with improved internal environmental conditions.

Arranged in a series of terraces these new houses provide a much needed rural development of affordable homes.

The design of these homes by Perth & Kinross Council's architectural services has been commended by the Dundee Institute of Architects (DIA).

The project was commended in the category of best residential development, which brings private and public sector initiatives together, as part of the DIA's Awards 2012.

Key elements of the design include:

  • energy efficiency that exceeds standard building regulations by 20% and gives residents lower heating bills
  • use of natural light to create comfortable living spaces
  • kitchens that open out onto a communal area where children can be seen and play safely
  • a community feel.

As part of its assessment the DIA visited the scheme, spoke with residents and reported receiving very positive feedback from them.

The Council's Housing & Health Convener, Councillor Dave Doogan said:

"We are delighted to receive this commendation, and especially to hear of the positive responses from our residents. Our aim was to design and deliver homes that suit modern day living and in which families enjoy living. We will look at how elements of this project can be used to benefit future developments."

Fraser Middleton, DIA President, commented: "The judges felt that this development revealed a bold architectural approach , unusual in social housing which provided a refreshing, innovative solution on a challenging site and for a finite budget. The effort taken to generate a pleasant, secure living environment whilst integrating admirable sustainable building practice shone through. Residents very clearly expressed satisfaction in their new environment during the judges' visit. This development proves that good architecture can enhance the lifestyle of residents and promote both individual and community well-being. The Council and its architectural team have to be congratulated on this approach and hopefully it will provide a benchmark that can be built upon and a legacy for others to follow."
